How do I apply for a rental?

 You can apply for a rental property in several convenient ways:

  1. Online: Fill out the rental application on our website www.ampmproperties.ca.
  2. During a Viewing: Complete the application while visiting the property.
  3. Email: We can send you the application via email for you to fill out and return.
  4. At Our Office: Visit our office and fill out the application in person.

The application form is simple, and our team will guide you if you need any assistance.

No, we don’t charge an application fee. You only pay the security deposit and rent once approved.

Typically, we require the following:

  • Photo ID (driver’s license, passport, or government-issued ID)
  • Proof of income (usually 3 recent pay stubs)
  • Landlord reference

If you don’t have all of these documents, don’t worry—talk to us and we’ll do our best to work with you.

Income -> We normally check your job or income to make sure rent will be affordable for you.

Credit history -> We look at credit history, but don’t worry if it’s not perfect. We consider your whole situation, not just your score.

Criminal background -> We may check the background for safety reasons. Everyone deserves a chance, and we review each case fairly.

As a rule of thumb, rent should be about one-third of your income. If you are close but not exact, let’s talk—it’s not always strict.

It usually takes 1–2 business days. We’ll update you as soon as we have an answer.

We review all applications fairly and consistently. Our decision is based on several key factors, including:

  • Income and ability to pay rent reliably
  • Rental history and past tenancy conduct
  • References from previous landlords or employers
  • Credit history (if available)

If multiple applicants qualify, we select the applicant who represents the best overall fit for the property.

⚖️ Important Note: In line with the Alberta Human Rights Act and the Residential Tenancies Act, we do not make rental decisions based on race, religion, gender, age, family status, disability, sexual orientation, or any other protected ground.

Can I view the lease agreement before applying?

Yes, we can share a sample lease for you to review before applying.

Most leases are 12 months, but we sometimes offer shorter terms depending on the property.

Yes, most leases can be renewed when they expire.

You may end your lease early, but there are important conditions to understand:

  • Notice Required: You must provide written notice of your intent to end the lease.
  • Lease-Break Fee: You are required to pay one month’s rent as a lease-break fee. This covers the vacancy period while we re-rent the property.
  • Why One Month? At AM PM Properties, we commit to re-renting properties quickly—usually within one month. Many other property management companies continue charging rent until the lease ends or a new qualified tenant is found, but our policy limits your responsibility to just one month.
  • Possible Costs: You may also be responsible for reasonable re-renting costs (such as advertising or administrative fees) if outlined in your lease agreement.

That’s perfectly fine. If you choose not to renew your lease, just let us know in writing by giving the proper notice:

  • Fixed-Term Lease: Your lease will automatically end on the date stated in your agreement. We still ask that you confirm in writing that you do not wish to renew.
  • Month-to-Month Lease: You must provide at least one full month’s written notice before the start of the next rental period

Pet rules depend on the property and your lease agreement.

  • Most Properties: The majority of properties managed by AM PM Properties do not allow pets.
  • Exceptions: If pets are permitted in your property, it must be clearly stated in your lease. Even then, we must inform the property owner and obtain their approval.

Pet Fees: If a pet is allowed, a non-refundable pet fee and/or monthly pet rent will apply. This covers extra cleaning and potential wear-and-tear.

Yes, many rentals require a pet fee.

When can I move in?

Your move-in date will be written in your lease. Usually, it’s the 1st of the month unless we agreed on another date.

We will give you your keys on your move-in day, once your rent and deposit are paid.

The unit will be cleaned, and all major systems (heat, water, appliances) will be working.

Yes. A move-in inspection is required by law in Alberta, and we will complete it with you before you take possession of the unit.

  • Walkthrough Together: We’ll walk through the property with you to document the condition of the home.
  • Inspection Report: Both you and AM PM Properties will sign the inspection report, and you will receive a copy for your records.

 

Why It Matters: This protects both you and the landlord by creating a written record of the property’s condition at the start of the tenancy. It is also used later during the move-out inspection to determine if any damages beyond normal wear and tear have occurred.

How can I pay rent?

We offer several convenient rent payment options:

  • E-Transfer: Send directly to the email address we provide.
  • Online Payment: Some properties allow secure online payments through our platform.
  • Pre-Authorized Debit (PAD): Set up automatic monthly withdrawals from your bank account.
  • Cash or Cheque: Accepted at our office (with receipts provided).
  • Bank Draft: Payable to AM PM Properties, available through your bank for secure payments.
  • Credit Card: You may pay by credit card for convenience. 
    • Debit Card: Accepted, with a 1% processing fee charged by the payment provider.
    • Credit Card: Accepted for convenience, with a 3.5% processing fee. This fee covers the cost charged by credit card companies.

Other Approved Methods: Depending on the property, we may accept additional payment methods.

Many of our tenants choose to set up automatic rent payments so they never have to worry about missing rent day.

Pre-Authorized Debit (PAD): You can authorize us to automatically withdraw rent from your bank account each month on the due date.

Yes, you can. Some tenants prefer to pay a few months at a time.

Rent is usually due on the 1st day of each month.

  • Standard Practice: Most of our leases are structured with rent due on the 1st.
  • Exceptions: In some cases, the rent due date may be different if it has been specifically negotiated and written into your lease agreement with AM PM Properties.

Payment Responsibility: Rent must be paid on or before the due date stated in your lease to avoid late fees or other consequences.

Usually, no. Rent must be paid on time, but if you are facing hardship, please contact us right away—we want to work with you.

Late rent may result in late fees of $50 or eviction notices. Please talk to us early if you’re having trouble paying.

Yes. We accept tenants who use government rent assistance programs and are happy to work with these supports.

  • Examples: Common programs include Alberta Works, Alberta Seniors Benefit, AISH (Assured Income for the Severely Handicapped), and other municipal or federal housing supports.
  • Direct Payment: In many cases, assistance payments are sent directly to AM PM Properties, ensuring rent is always paid on time.

Tenant Responsibility: If the program covers only part of the rent, you are responsible for paying the remaining balance each month.

How do I request a repair?

You can request a repair or maintenance service in any of the following ways:

  • Online Tenant Portal: Submit a maintenance request through your secure online portal.
  • Email: Send details of the issue to repairs@ampmproperties.ca.
  • Phone: Call 587-832-5000 and select Extension 3 for repairs and maintenance.

Text Message: You may also text 587-832-5000 with your repair request. Please include your name, property address, and details of the issue.

To help us resolve your repair request quickly and accurately, please include the following details:

  • Your Name & Contact Info – So we know who to follow up with.
  • Property Address & Unit Number – This ensures we send maintenance to the right place.
  • Detailed Description of the Problem – Clearly explain what’s wrong (e.g., “the kitchen sink is leaking under the cabinet” instead of just “plumbing issue”).
  • Urgency Level – Let us know if this is an emergency (e.g., no heat, major water leak, electrical hazard) or a routine repair.
  • Photos or Videos (if possible) – Visuals help us assess the problem faster and prepare the right tools or replacement parts before coming to your unit.

Access Instructions – Tell us if someone will be home or if we can enter with management keys during business hours.

Emergency issues are fixed right away. Other repairs are usually done within a few days.

Things like no heat in winter, flooding, gas leaks, or unsafe conditions are emergencies.

The landlord pays for normal repairs. If damage is caused by a tenant, the tenant may be charged.

No. All repairs must be arranged through our office to ensure quality, safety, and proper record-keeping.

  • Unauthorized Repairs: If you, or a contractor you hire, complete a repair without our written approval, the costs will not be reimbursed.

Approval Required: Only repairs pre-approved in writing by AM PM Properties Management will be eligible for reimbursement.

Not always. You have two options:

  • Be Present: We prefer if one tenant is home to provide access and explain the repair issue directly to the maintenance person. This often makes the repair faster and more accurate.

Give Permission to Enter: If you cannot be home, you can give AM PM Properties written permission to enter your unit using management keys. We will coordinate the repair and notify you once it is completed.
