Read all landlord questionsYes. AM PM Properties inspects rental homes for landlords: move in inspections, move out inspections and interim inspections during a tenancy. Every inspection comes with a written condition report and photos, so you always know the state of your property.
A property condition report is the written record of a rental home's condition, room by room, at a set point in time. Ours are complete condition reports with photos, and on a move in or move out they carry the signatures Alberta law asks for, so the report can support a damage claim if one is ever needed.
An interim inspection is a check of the home while the tenant is still living there. It catches small issues early, before they grow into costly repairs, and confirms the lease rules are being followed. If we find a concern, we tell you right away and recommend the best solution.
We walk through the home after the tenant moves out and compare its condition against the move in inspection report. Everything is documented with photos, which keeps the security deposit process fair and prevents disagreements.
Yes. Under Alberta's Residential Tenancies Act, the landlord and tenant inspect the home within one week before or after the tenant takes or gives up possession, the report is in writing and signed, and the tenant gets a copy. A landlord cannot deduct damage from the security deposit without complete reports.
Our inspection service starts at $100 + GST per unit. For homes under our full property management, move in and move out inspections are included at no extra charge, and we do a visual or drive by inspection every 4 months at no additional charge. A full interior inspection during the lease is $100 + GST.
