A note on the utilities line, because it is the thing renters most often get surprised by. Where a house is split into a main floor and a basement suite, the utility bills are shared by percentage rather than separately metered. A main floor at $1,750 plus 60 percent is not the same monthly cost as a main floor at $1,750 with everything included, and we would rather you knew that before the viewing than after.
We are not a downtown firm with a few northeast doors. The northeast is where most of our portfolio is, which is why we can tell you what a basement suite in Martindale actually rents for rather than guessing from a market report.

We answer enquiries the same day during office hours and send a booking link outside them, so you are never waiting overnight to find out whether a place is still available. Applications are reviewed on credit, employment and previous rental references, and we tell you either way.
Most of our northeast suites are legal, with their own entrance and laundry. In the newer builds in Cornerstone, Redstone and Renfrew that extends to a separate furnace, thermostat and hot water tank, which is uncommon at this rent and makes a real difference to what you pay each month.
As of 12 August 2026, across the homes we manage: one bedroom basement suites $950 to $1,200, two bedroom suites $1,000 to $1,400, three bedroom main floors $1,650 to $2,500, and full houses $1,850 to $2,600. Utilities are usually a percentage on top.
Yes. Many of our northeast suites are legal, with a separate entrance and their own laundry. Newer builds often have their own furnace, thermostat and hot water tank as well.
It varies by home and we state it on every listing. Most are rent plus a set percentage of utilities, commonly 30 to 60 percent where a house is split into two suites. A small number of our suites include utilities entirely.

It depends on the property and the owner. Some of our homes accept cats and dogs, others do not. Each listing states the pet policy, and if it is not clear just ask us.
