How we sell your home

Five steps from evaluation to possession day

You always know what happens next and who is doing it.

  1. Free home evaluation

We compare your home with similar homes that have sold nearby and those for sale now, and recommend a price range.

  2. Prepare the home

We point out the small jobs worth doing. Order your Real Property Report with municipal compliance early.

  3. List and market

Your home goes on MLS® and on our Properties for sale page, with photos and a clear description.

  4. Showings and offers

We book the showings, bring you every offer and negotiate price, conditions and possession date.

  5. Conditions to possession

Once the buyer removes conditions the sale is firm. Your lawyer handles the title and funds, and we stay with you to possession day.

Sell or rent it out?

Compare both before you decide

If the home could earn rent, selling is not your only choice. We are a brokerage and a property manager, so we can price both options for you.

Sell the property

  • One payment at closing, after commission, legal fees and any mortgage payout.
  • No more tenants, repairs or property costs.
  • Start with a free home evaluation.

Rent it out with AM PM

  • Monthly rent, and you keep the property.
  • We find, check and place the tenant, then look after the home.
  • 21 day leasing guarantee with full property management, conditions apply.
Selling a rented home

Selling a home with a tenant in it

A tenancy does not stop you from selling, but it changes how the sale is planned. Tell us about the lease at the start.

  • We plan showings around the tenancy, and the tenant gets written notice before every visit.
  • We agree the possession date with you based on the lease.
  • If we already manage the home, our team handles the tenant side for you. See property management in Calgary.

Seller questions

Questions about selling your home

More answers are in our real estate FAQ.

How much is my home worth?

Ask us for a free home evaluation. We compare your home with similar homes that have sold nearby and those on the market now, and give you a price range to list at.

What does it cost to sell a home?

The main costs are the brokerage commission, your lawyer's fees and paying out any mortgage. The commission is agreed between you and us and set out in your listing agreement before your home goes on the market. Ask us for our rate.

Do I need a Real Property Report to sell?

Usually yes. A Real Property Report is a drawing prepared by an Alberta Land Surveyor that shows the property lines and the buildings on the lot. Most standard residential purchase contracts ask the seller to give the buyer a current one with a municipal stamp of compliance, so order it early. The Real Estate Council of Alberta guide explains it.

Should I renovate before I sell?

Not always. Not every repair pays back in the sale price. We walk through the home with you and point out the small jobs that are worth doing, such as fixing obvious damage, fresh paint and a deep clean.

Can I sell a home that has a tenant living in it?

Yes. Tell us at the start, because the lease affects showings and the possession date. We plan showings around the tenancy and the tenant gets written notice before every visit.

Can I rent my home out instead of selling?

Yes. Ask for a free rental analysis and within 1 to 2 business days you receive by email what your home should rent for. You can then choose full property management, leasing only or selling.
