The northwest, or NW Calgary as most people search for it, is the second largest part of our portfolio and the most varied. It runs from the established inner city streets around Mount Pleasant, Banff Trail and West Hillhurst out to the newer communities along Stoney Trail such as Evanston, Sage Hill, Nolan Hill and Carrington. That spread is the point. A one bedroom basement suite near the university and a five bedroom house on a corner lot in the far northwest are both northwest Calgary, and both are managed by the same team out of one office.
The inner northwest is walkable, mature and close to the University of Calgary, Foothills Medical Centre and the LRT. The outer northwest is newer, quieter and built for families who want a garage, a yard and a school within a short drive. Tell us which of the two you are after and the shortlist gets much shorter.
Crowchild Trail, Shaganappi Trail and Stoney Trail all run through the northwest, and the Red Line LRT reaches Tuscany. For anyone working downtown, at the hospitals or at the university, this is the shortest reliable drive in the city.
A large share of what we manage in the northwest is a legal lower suite with its own entrance and its own laundry. They are the most affordable way into a mature community, and they are not an afterthought in the basement of a family home.

Utilities are stated as a percentage on every listing and repeated in the lease. Where a home is rented whole, the tenant normally pays utilities directly.

Most of our northwest homes are either a main floor of a detached house or a legal lower suite, and utilities are usually shared with the other unit on a stated percentage rather than bundled into the rent. That percentage is written into the listing and into the lease, so you know before you apply. Parking is nearly always included, either a garage, a pad off the back lane or a driveway stall. Where a home has a yard, the listing says who cuts the grass and who clears the walk.

Applications are online. We review credit, employment and previous rental references. Tell us your move in date up front, because availability is what usually decides between two good applications.
The deposit is one month's rent and the lease is normally twelve months. The lease states the same rent and the same utility split that the advertisement did.
Across the northwest homes we manage the range runs from $1,000 to $2,600. Where a home sits in that range depends on whether it is a lower suite or a whole main floor, how many bedrooms it has, and whether parking and a yard come with it.

Most of our northwest homes share utilities with the other unit in the building on a stated percentage, commonly thirty, forty or sixty percent depending on the size of the suite. The exact figure is written on every listing and repeated in the lease. A small number of suites are advertised with utilities included, and those say so plainly.
On almost every northwest home, yes. Depending on the property that is a single garage, a parking pad off the back lane, or a driveway stall. The listing states which one, and if a home has no parking it says that too.
It depends on the owner, so the answer is on each listing rather than a blanket policy. Many of our northwest homes are negotiable on cats and dogs. If a home is strictly no pets the listing says so before you apply.
