Renting in southeast Calgary

The southeast, or SE Calgary as most people search for it, is where most of Calgary's newest housing has been built, and it shows in what we manage there. Communities like Seton, Mahogany, Cranston, Copperfield, New Brighton and Hotchkiss are largely under twenty years old, which means bigger floor plans, attached garages, open kitchens and homes that have had one or two tenants rather than ten. It is a smaller part of our portfolio than the northeast, and the homes in it are larger and priced accordingly.

Newer homes, and it changes what you get for the rent

A three bedroom main floor in the southeast is likely to have two and a half bathrooms, an attached garage and a kitchen island. The same rent in an older part of the city buys square footage and character instead. Neither is better. They are different trades and it is worth knowing which one you are making.

Seton has changed the south end of the city

The South Health Campus, the YMCA at Seton and the retail around them mean the far southeast is no longer a drive to everything. For anyone working at the hospital, that proximity is the whole argument.

Deerfoot and Stoney make the rest of the city reachable

Deerfoot Trail runs the length of the southeast and Stoney Trail closes the ring in the south. The drive downtown is longer than from the inner city, but it is predictable, which for most people matters more.

What renting in the southeast actually looks like

Southeast homes in our portfolio are mostly whole main floors and full houses rather than suites, which is why the rent range starts higher than in other parts of the city. Attached garages are common, yards are usually fenced and landscaped, and several of the homes are only a few years old. Where a home is shared with a lower suite, the listing states the utility split as a percentage and names what is separate, including laundry. Everything we advertise is managed directly by our own team.

How viewing and applying works

There is no agent fee to a tenant in Alberta and we do not charge one. The process is the same on every home we manage.

1. Book a viewing

Call 587 832 5000 or send the form and we will arrange a time. Most homes are empty and held on a lockbox or a code, so viewings are usually easy to schedule.

2. Apply

Applications are online. We review credit, employment and previous rental references. Tell us your move in date up front, because availability is what usually decides between two good applications.

3. Sign and move in

The deposit is one month's rent and the lease is normally twelve months. The lease states the same rent and the same utility split that the advertisement did.

Questions we get asked about southeast Calgary

How much is rent in SE Calgary?

Across the southeast homes we manage the range runs from $1,450 to $2,600. The southeast starts higher than most parts of the city because the homes are newer and larger, and because more of them are whole houses rather than suites.

Are these newer homes?

Mostly, yes. A large share of what we manage in the southeast sits in communities built in the last fifteen to twenty years, including Seton, Mahogany, Cranston, Copperfield and Hotchkiss. Expect attached garages, open plan main floors and more bathrooms than an older home at the same rent.

Do your southeast rentals include utilities?

Usually not in full. Where a home shares a building with another unit, utilities are split on a stated percentage that is written on the listing and in the lease. Where a home is rented whole, the tenant normally pays utilities directly.

Do you allow pets?

It depends on the owner, so it is stated on each listing rather than set as a blanket policy. Many of our southeast homes are negotiable on cats and dogs, and any home that is strictly no pets says so before you apply.
