Martindale is one of the northeast communities where we manage the most homes. Every home below is one we manage and show ourselves, and every rent and utility split you read here is the one that goes in the lease.
Martindale is an established community in northeast Calgary, bounded by 80 Avenue NE to the north, Falconridge Boulevard to the east, 64 Avenue NE to the south and Metis Trail to the west. Most of its street names begin with Martin, which is the quickest way to tell you are in it. For renters it offers something the newer communities further out do not: a CTrain station inside the community, schools within walking distance, and detached homes on quiet crescents at rents well below a new build.
Martindale station on the Blue Line opened in 2012 and serves the community directly, with Saddletowne one stop along. Metis Trail on the west edge and Stoney Trail to the north connect you to the rest of the city and to Calgary International Airport, which matters if you or someone in the house works shifts there.
Crossing Park School, Manmeet Singh Bhullar School, Nelson Mandela High School and École La Mosaïque are all inside Martindale. The Genesis Centre on Falconridge Boulevard, the community’s eastern edge, puts a recreation centre, a YMCA and a branch of the Calgary Public Library in one building.
Most of what we manage in Martindale is one of two things: the main floor of a detached house with three or four bedrooms, or the lower suite beneath it with its own entrance and its own laundry. The lower suites are the most affordable way into the community, and the main floors are some of the largest homes we let in the northeast.

In a two suite house the main floor and the lower suite are separate homes with separate leases, and utilities are shared between them on a stated percentage rather than bundled into the rent. That percentage is written into the listing and into the lease, so you know before you apply. Each listing also says whether the home has its own entrance, its own laundry and its own parking, because in a shared house those are the questions that matter most, and we would rather you read the answer than discover it at the viewing.

There is no agent fee to a tenant in Alberta and we do not charge one. The process is the same on every home we manage.

Applications are online. We review credit, employment and previous rental references. Tell us your move in date up front, because availability is what usually decides between two good applications.
The deposit is one month’s rent and the lease is normally twelve months. The lease states the same rent and the same utility split that the advertisement did.
Across the Martindale homes we manage the range runs from $1,000 to $2,500. A lower suite sits at the bottom of that range and a whole main floor with three or four bedrooms at the top. Every listing states the rent and the utility split, and the lease repeats both.

Usually not in full. Most Martindale homes we manage are one suite of a two suite house, so utilities are shared with the other unit on a stated percentage, commonly forty percent for a lower suite and sixty percent for a main floor. A few suites are advertised with utilities included, and those say so plainly.
It depends on the home. Some come with a garage, some with a driveway or a pad off the back lane, and in a two suite house the parking may belong to one suite and not the other. Each listing states what comes with that home, and if it has no parking it says so.
