Evicting the Tenant
⭐ If the rent is not received by the end of the 5th business day, we initiate our internal collection process. We take actions as prescribed by the Alberta Residential Tenancy Act. We file a case of non-payment of rent at RTDRS (Residential Tenancy Dispute Resolution Services), prepare and submit all evidence at the court, serve all the paperwork, file affidavits, attend to the hearing, and finally serve the Court Order filed at King’s Bench to the tenant. At this stage, the tenants in 99% of cases either pay their dues or vacate the premises. We do not charge anything for all the time we spend doing the dirty work. There is only an actual court case filing fee of $75 that is paid by the tenant and in case the tenant leaves without paying, you pay for it.
➡️ In case the tenant still neither pays the dues nor vacates the premises (1% of cases), a Bailiff (Law Enforcement Officer in the Court of Law) needs to be hired to evict the tenant. You will have to pay for the Bailiff Service (approximately $500) and the lock change cost in that case.

Our Repair/Maintenance Team is always available to protect your property from damages and keep tenants happy & satisfied. We have low, normal, and urgent protocols to ensure cost control and timeliness. All our vendors are pre screened as per our high standards. We also have a 24-Hour Emergency line for any emergencies that may occur during after hours.
We believe that we should get paid only if you get paid. We work to ensure you get paid every month. We have rent collection policies in place to keep the process organized. Our tenants can choose to pay rent/utilities via e-transfers, Pre-Authorized Debit or by cheque or cash physically in the office.
Evictions are what every property owner has to deal with in the event of stubborn tenants. An eviction may become necessary in the event that a tenant declines to pay rent/utilities or breaches the contract in some way.
